  1. I spoke to Aspire Property Group in Yorkshire couple of weeks ago, to discuss expanding my portfolio up north. Reviews on trust pilot are good but fees seemed quite high. £7k+ is this right? Anyone had experience of working with them? They guarantee 8%+ on their investments. Are property sourcing companies worth it and does anyone have any experience of working with one? I'm not looking for new builds, off plan etx. Just cheap terraced, semi detached houses around the £100k mark.
  2. Dear everyone, Hopefully you are keeping well during the pandemic. I am looking for property sourcers in East Midland area (e.g. Derby, Nottingham, etc) and I would like to know how to assess the sourcers and the sourced deal? I have listed what I think shall be done but they might not be sufficient. Any suggestion is welcome! Private sourcer or sourcing EA shall be a member of an Ombudsman Scheme as this shows a commitment to professional standards and also gives a route of redress if something goes wrong. Talk to the sourcer to challenge the professional knowledge and experience. do some research of the property recommeded by the sourcer, .e.g rightmove, zoopla to check neighbouring properties price. Anything else we could do to check the sourced deal as well as the sourcer? Much appreciated for your input!

  4. Hi There, Just getting in to the property Sourcing game. I am able to find BMV deal most I have found is at least 10% BMV properties even after additional cost of fee's etc. Any words of wisdom from any sourcing agents on here would be greatly appreciated. Also if anyone is reading this and has a particular interest in the wigan area and surrounding areas as far as liverpool please drop a message and share your thoughts, I am keen to learn what potential investors are looking for.   5. Hi All, I’m new to property hub and looking for some wisdom from the community. About 3-4 months ago I started looking for a property to invest in (having not done it before) and been mainly scouting the internet for opportunities in my area, being new to it all I’ve been learning as I go in terms of what sites I use and what to look for. Do you have any advice on finding a property to invest in (what to look for etc) and any tools you use to make the hunt easier? Also I’ve been racking up a list of “favourites” in excel... how do you manage keeping on top of your search and the numbers behind each place? Thanks Kieran
  6. Hi guys, I am sourcing a 4 bed 3 reception Victorian semi in Stechford Birmingham , huge potential as a 6-9 bed HMO . PP is a 10% discount at 225k which is pretty good for Birmingham . ROI will be anything above 18% depending on if you follow through as a HMO. I have never really sourced a property before so not going to be charging thousands as I have seen out there. Nonetheless depending on how far in you would like me involved we can negotiate a very small but reasonable fee .
