  2. Hi everyone, hope you're all well. Seeing as though the lockdown has started to ease and more viewings, surveys are starting to pick up pace I thought I'd post a few links to the former mill conversion properties that will be coming onto the market over the coming years. These apartments will help change the face of Stockport as a place to live and work, there has already been massive investment in the last couple of years with new infrastructure, leisure and living space and with lots more planned this is great place to look at for your long term investment plans https://www.google.com/amp/s/www.manchestereveningnews.co.uk/news/property/meadow-mill-development-for-sale-13779064.amp https://www.google.co.uk/amp/s/www.manchestereveningnews.co.uk/news/greater-manchester-news/historic-stockport-mill-undergo-60m-18281312.amp https://www.placenorthwest.co.uk/news/investar-reveals-65m-central-stockport-development/ I live and invest in Stockport & Tameside, if anyone needs any help in these areas I'm always happy to chat Thanks lee Lee@polarisproperty.uk www.polarisproperty.uk
  3. Hi, We’re approaching completion on a 3-bed Semi in Stockport that needs a full refurb including removal of one wall, installation of central heating and a rewire. Ca anybody recommend any contractors covering the Stockport area that take on full management of this type of project, or alternatively any specific trades people covering then same area? many thanks Tom
  4. Dear All I am interested in purchasing a buy-to-let somewhere in Manchester where I am originally from. I have done quite a significant amount of reading on property investment but I know this is just the beginning of a long, arduous journey. No doubt there will be a few ups and downs along the way. Being so far away I can't help but think of using the services of a property sourcer, such as Assetz and Sequre, although I understand they charge an upfront fee for each purchase. Assetz has presented me with an opportunity to buy a studio (62k) or one bedroom apartment (78k) in Stockport town centre, a few minutes walk from the railway station. They are saying that Stockport town centre is undergoing massive regeneration which will attract plenty of businesses to the area. The old police station and the HMRC office building are being converted into residential developments. So my questions are.... Has anybody on this forum used a property sourcing company before and if so, how have they their investments panned out since purchase? And, does anybody have any thoughts about or even experience in investing in the Stockport town centre area? Would you pay more for the one bedroom flat or go for the higher-yielding studio and save 16k? I am looking forward to receiving your replies to any of the questions I have posted. Kaichan
  5. Hi everyone, My name’s Laura, I’m 32 and I’m based in Stockport, just south of Manchester. I’m very new to this property game. Last year myself and my husband bought our first house and that has been my only purchase to date! I’m fortunate enough not to be part of the rat-race: I run a wedding decorations business via Etsy.com. However, my income is very up and down and I’m looking for a way to “smooth” it over the course of the year. Right now we are comfortable enough living predominantly on my husband’s salary but my plan is to create a solid income for myself in the next 6 months and to continue to build on that. Long term I’d like to create a monthly “passive” income that supports us both via a portfolio of income generating assets. Short-medium term strategy is to focus on cashflow, so I think Rent to Rent multi-lets or HMOs could fit the bill nicely there. My mother and her partner are property investors focussing in these areas so I’ll be sure to get some training from them! Finance wise we have a little chunk of cash that’s ready to be invested - £50k, which I’m aware isn’t a huge amount. Whether we go ahead and invest that in a BTL or use it to set up some R2R properties I’m yet to figure out…. I’d appreciate some advice around that! I’m aiming to attend at least 2 networking events a month around Manchester so hopefully I’ll catch a few friendly faces out and about. And if anyone else is based in my neck of the woods I’d love to meet for a coffee and to talk all things property :-) Thanks all and best wishes, Laura
