Dear Property Hub community, My name is Luis, I'm a Spanish Construction Engineer that has lived half of his life already here in the UK. I'm passionate about property investment, for now I've done mainly buy to lets and a couple flips. I'm MCIOB, so charted construction manager and I've got my own small design and build company in partnership with an architect and a Surveyor. I'm also working my way into becoming a residential valuer through RICS. almost there, but not just yet! I would be very happy to help anyone interested in investing in property so I can learn about what kind of projects other people do so please do not hesitate to contact me if you've got any worries or queries regarding current or future projects, building works on the go, issues with a fellow builder (we can be a handful sometimes but with patience and beer you might get a smile!) or any others that you think I might be able to help with. I specially love looking at projects to be, feasibility studies to explore the potential of a deal. Hello I'm interested in a property that has a concerning crack on the exterior wall, it's an auction property so I can't get a survey done beforehand There's no evidence of damp from the crack on the inside, Please could give advice as to what the crack could be and potential repairs/costs? Many thanks!

I find myself in a scenario where I have a 3 story building (estimate 160sqm) in need of a major renovation in the North west of England.Intentions are to convert the building into a 4 bed 2 En suite 2 off suite Home, average finish, fully project mange the build myself Subcontract Etc. Starting with Inside• A complete strip out• Structural Tie rods to Tie the building together, I believe • Roof only 1 of 2 Upsides, it needs some strengthening with new timber 80% good repair • Complete wiring + storage heaters • Plumb the showers, sinks, sewers no central heating• Windows the other Upside, are brand new both front & back• Slab + plaster Outside• Guttering • 30 % plastering example around reveals + soft spotsImportant points Building is not Listed the ground floor is commercial so (Change of use planning) I have not had a survey done yet still I witnessed the work done on the previous neighbors same building however they are no longer around to seek advice. My questions are,1. How do I establish an estimate i.e. building cost per square meter?2. Where would you suggest I could keep costs down?Finally time isn’t entirely priority but within reason.Thank you for viewing.

Architect & Structural Surveyor/Engineer Required in Bromley

Hi guys, I'm in the process of purchasing a disused doctors surgery in Bromley which we're hoping to convert into a single residential dwelling.
