  1. Hi All, What guidance do hubbers have on pre purchase surveys for a conversion mill leasehold flat? I've not purchased leasehold before. The 1 bed flat is a ground floor unit converted around 15 years ago in a Grade II listed building. Presumably a structural survey would be limited to the unit, rather than the building? What should I expect from the seller's solicitor / management agent? Thank you for any advice

Hello, First time posting - hoping somebody can please help We've just had the searches back on a terraced property we're buying, and the environmental searches have come back with moderate Groundwater flooding risk and significant surface water flooding risk... See attached map showing the site in the red box. The risk of flooding seems to be in the back garden. My husband and I are unsure of whether to take the leap or not - is this something we walk away from? Any tips on what we should consider or who to consult for further advice? Thank you!

  4. Hello everyone, Am I obliged to hand over reports and surveys to the new owner of a property? We got Prior Approval for change of use under the permitted development regulations, to convert a small, run-down commercial site into residential, and then sold it via auction recently. We assume the new owners will want to submit a full planning application to knock the current buildings down and develop flats from scratch. As part of the PD process we paid for various plans, surveys, reports etc. My question is: which, if any, of these plans, surveys etc are we obliged to
