I am in a little bit of a pickle want to get on the property ladder for first BTL around beds and herts area need some advice and guidance?

Wonderful to hear that you are wanting to get on the property ladder. Can I ask why you would rather own a BTL than your own residential home first? And why Hertfordshire/Bedfordshire?

If you buy your own house first you could rent out one of the rooms to help cover the costs. This will also help you learn about property management and tenants more. This is just an option to consider.
