Liverpool lease option deal

Is this a viable ‘lease option contract’ investment to you on this Bootle Liverpool income property?

 Purchased as a 3 bedroom single family terraced property, then newly refurbished to 4 bedroom single lets, owners full investment including costs & refurbishment + furnishing £65,000

 Other 3 bedroom properties on the same street sold price in the last 12 months £55,000 – £60,000

 What would be a win-win deal for the owner & someone taking on a 3 year lease option agreement on a central heated 4 bedroom property - 4 single rooms, 2 bathrooms, kitchen, a lounge, basic furnished, hi speed unlimited internet

 Four rooms fully rented £1400/mth

 Taking into account this is an ‘all about a cash-flow investment’, not capital appreciation.

 What would you pay the property owner on a '3 year lease option monthly fee' for this generous cash flow income property?

I need to terminate my lease in central New York before I have occupied the apartment. I have not sent any kind of deposit, but I have signed a lease. I have spoken to the landlords, but they imply if it cant be rented, then I will be responsible for the whole amount. Is this true, and what are my options?
