Sourcing Company who also does refurbs

Hi everyone

My girlfriend and I live in switzerland and we are looking at a Recycling Cash strategy (buy below market value, refurb, refinance with a higher mortgage) to get started in property investment. Since we live in Switzerland, this will probably just be doable through a sourcing company.

Therefore: Does anyone know a sourcing company that sources good deals and also manages the refurb process legitimately? I just had a quick glance at 1-2 companies who do this but their websites didn't give me the kind of trust you want to have when doing something like this from abroad. Unfortunately propertyhub themselves do not offer this kind of services...

Hi Bernhard,

I invest in the North East but live in the South West so am in a similar position to you. I bought a property back in August and after much searching managed to find someone to organise and manage the refurb on it. It was only a light refurb this time but she has case studies of much bigger jobs she's done on her website. She did a really good job on the refurb, keeping in budget (well she went £50 over) and the work was completed promptly.

She does source properties as well but as we found this one ourselves I don't know what she can achieve in terms of BMV. I'm planning on investing again next year and will definitely be using her to manage the refurb and potentially use her to source properties as well.

I know of property sourcers that claim to do just what you are after.

Have I used them....?

Do I trust them....?

Can I recommend them....?

No.

You have to ask yourself, if these deal are so great, why are the sourcers selling them on?

Just because someone is claiming a property is off market, BMV or both, doesnt mean it is. You should still check and research all the figures your sourcer is quoting you.

Me and my partners currently own a decent size portfolio constructing mainly in Commercial and industrial property. We are a family run operation based in the West Midlands and have been building for the last 15+ years. The industrial side and commercial side was pretty much all that we knew about property and so we focused mainly on them. Now we have been looking more and more into the residential side of things and are looking for new opportunity's to dip our toe in the door without making it too much of a financial strain on ourselves. Maybe there is something we can do? Either something like a partnership or something of the sort to maybe come out with a win/win situation for the both of us? I haven't got this figured out yet just throwing some food for thought your way and see what you may make of it. Please let me know your thoughts.
