Spreadsheet Templates for BTL projects

Hi I am brand new to this this forum.

 

I have one property I am about ask letting agencies to rent out & I am also looking to invest into a new BTL project.

 

I was wondering if anyone knew of any great templates / spreadsheets that can be used to enter all income & expenditure data, so I can keep a handy eye on it all.

After a few years of managing my portfolio through a series of my own and my accountant's spreadsheets I started looking for a software or app solution. Many of these are either limited to a number of properties and / or paid for services. I have no problem in using a paid-for service if it gives me what I need.

 

However, recently I started using a cloud-based software system from Property Hawk and it is excellent for the top-level management of properties. There is an income and expenditure record, rent roll and even a facility to plug in key reminders such as 30-day prescribed info deadline and gas safety renewals.

I use youneedabudget, or YNAB for short.  I have one budget for my private affairs and a separate budget for BTL.  It really is a revolutionary way of thinking how to budget, they have a month's free trial and then it's £30.  Totally totally worth it, you'll save that £30 quickly.

I run my own spreadsheet, crafted through years of experience and mistakes.

 

Might try the free one mentioned here by Richard though, worth keeping minds open and may make life easier.

I'll back up Richard's suggestion of PropertyHawk, very useful indeed especially the email reminders you can set up.

 

I also use YNAB as a budgeting tool, it's brilliant for general savings and budgeting (and I also keep a separate budget for BTL's) but it's not geared specifically towards property and if you start building a large portfolio you may find it easier to use a spreadsheet/tool outside of this to keep track of individual properties. YNAB occasionally have specials where you can get it for less than £30.

Apologies, don't mean to hijack Joe's post but.......like Joe I have 1 BTL and am expanding with a HMO then adding single lets over the next couple of years so I'm looking for an excel Spreadsheet for profit loss, has anyone got one they could share or point me to please?

Hi Anth, thanks for the link. It looks good but is more for analytics rather than accounts.

 

I will also look at the Property Hawk Cloud service but can the information be extracted from the site easily? I work in 'Cloud' and a Cloud provider that stops its service isn't great if all your IP is stuck in their cloud and you can no longer get to it! No slur on Property Hawk who I'm sure are great but these things can happen

Have you not had a go at creating one yourself?  I'm a bit of a geek and enjoy creating spreadsheets from scratch, I love the way that they evolve over time!! lol...

 

Unfortunately Im only working on flips so do not have a spreadsheet created yet for BTL P&L, but if your ever after one to calculate refurb costs and BTL ROI's then I have one that might help, just drop me an email.  :D
