Manchester-related BTL query

Dear fellow Property Hubbers 

I have a question for members who have experience with or are knowledgeable about property investment in Manchester . Please can you kindly let me know your thoughts regarding BTL investment potential (2-3 bed houses) in the following areas?

  • Moston
  • Failsworth
  • Walkden
  • Denton

Grew up in Failsworth then Moston (many years ago) & currently have one BTL in Walkden and a second we're refurbing.

For Failsworth, we've looked a few times for a BTL, but haven't bought yet. Closer to the Metrolink station seems to not be great in terms of prices and growth etc, whereas you would have expected them to grow more due to the great links to the city centre. Instead, seems to work better the other side of the A62.

Moston - A lot of it wasn't great for years, lots of cheap 2 up 2 down that back around 2000 you'd struggle to give away. Prices have definitely gone up from then, but not sure if some of the areas have improved. Avoid anything that is cheap.

Walkden - If you can get near the station, the houses will rent more easily and rents are higher. There's some nice HMOs in that area as well, so perfect for professionals due to the station. Closer to the shopping centre and beyond that towards Farnsworth, prices are cheaper and rents are lower. Still a reasonable area, but more families/general workers rather than city centre commuters. If you're searching in the area, you'll find a lot of Little Hulton coming up. Prices are lower but rents are a lot lower as well, so be careful with your numbers.
