Hi Greg

There are literally thousands of different combinations with lending criteria for expats and a lot of them are hold at the moment as lenders don't have valuers. I'm bias but employ a broker, if your own bank won't help you.

I arrange ex pat finance and for some people it can be difficult if you don't own any UK rental property, but if you do it's much easier. If you want to contact me I can send you a questionnaire. Once completed I can give you a better idea based on pre Covid criteria.

Hello, I was able to get a BTL mortgage on a London property whilst living abroad long term. At that time there was only ONE bank willing to lend me the money, so not much choice in the matter. I used a mortgage broker - without one I wouldn't have been able source the financing.

Hello - I've manged to get 5 expat BTL mortgages, for all of them I used brokers that work with uk expats.

I'm not sure of form etiquette regarding naming them but if you put UK expat mortgage into google then one of the ones that I used and found to be quiet good is on the first page

Also you could try property hub mortgages?

Oh - well if it's ok to name them then

Connect Mortgages for expats - used for first and second expat mortgages - I found the paperwork frustrating but mostly because it was my first time round with applying for mortgages and conveyancing etc. Got 3.59% variable (base + 3.05) rate with 40% deposits.

International Mortgage Plans - I used these guys when I was buying my 3rd property and got good service and a fairly good rate 3.9% for 5 year fix with 30% deposit

Liquid Expat mortgages - used these guys for the 4th and 5th mortgages - got 3.59% for 5 year fix with 30% deposit

All 5 mortgages were very frustrating to obtain i.e. paperwork to prove where you live abroad etc, but after a lot of frustaration and failures got there in the end with all of them.

Thanks for the detailed answer, highly appreciated!

Out of those companies what would you choose for next finance?

Can you please share the lenders name? Was it 1 lender or multiple?
