Julia Urquhart Posted December 20, 2020 Share Posted December 20, 2020 A commercial broker will quote you for LLs insurance which will be buildings & contents and you maybe able to add extras on - like legal cover (not listed but in my book necessary). Emergency cover would be different as it is more about utilities and personally I don't use it. Public liability is only required if you employ people. Make sure you have buildings insurance in place for exchange as it is your responsibility at that point. If you do not have tenants going in immediately you may need Empty Property cover instead of LL insurance. Welcome to the Jungle & Good luck johnh 1 Link to comment

A good broker will find the right policy, have access to all the deals and also help you if you need to claim. I agree that emergency cover insurance will be separate. I have my appliances insured with Domestic & General. I've never had a problem to claim with them I also think you should get rental guarantee insurance. It pays out if your tenant stops paying rent I wrote a step by step guide on landlord insurance. Insurance doesn't work like that. You have to get quotes at renewal, and see which is the best offer. Insurers change their underwriting standards and their algorithms all the time. There is no 'one great company' that does great insurance I personally avoid the smaller startup insurers that offer low prices.
