Can't decide where to invest!

Hi guys, this is my first post! I’m in the process of purchasing my first BTL property (currently waiting for a DIP from the lender) and I’m looking at Leeds, Liverpool, Manchester and Nottingham. I've done some research on each city and have started looking at properties in each of these areas. All of them seem to have potentially good investments that match my criteria (2-3 bedroom terraced house with a strong rental yield and around £100k) but I'm feeling overwhelmed with all the available properties out there. I can’t decide on where I want to focus more of my research on so if anyone has any opinions on where they think is the best place to invest it would be greatly appreciated! Thanks!

Hi. All of those places are good right now. Yields are high and regeneration prospects are good.

I wouldnt stress too much about which one is the very best. It's more important to get started

I’m mainly drawn to Leeds and Liverpool as I’ve read about large scale regeneration in both cities, however, I haven’t spent much time in either cities. I used to live in Nottingham for a few years so know the area relatively well.

I own property in both locations. Your 1st step should be visit the cities and see some properties. Chat to the agents, walk around the city and get a feel for it

When I visit, I drive up from London on a Friday and then spend the night in a hotel. The hotel is normally cheaper than the petrol! I also get to write a hotel review article for my travel blog

I then spend the whole of Saturday, exploring the location. Once you visit all of the cities you mentioned, you'll have a much better idea where you want to invest

One small request. When you choose a location, could you let us know?

That was my original plan - find a few properties in each location and spend a night in each city. Get a vibe of each area that I’m interested in and visit local estate agents. 
 

I’ll look into this approach and certainly let you know where I decide to invest in!

If you already know Nottingham I would buy there. It can be quite easy to buy a property in the 'wrong' street and if you already know Nottingham use that knowledge. Nottingham is a great place for rentals at present so I would've thought the advantages of knowing the areas outweighs anything you might find elsewhere.
