Splitting Deed when purchasing / completing on house purchase

Hi All, Looking for some guidence from anyone else has done this please.  Mortgage company won't lend on plot larger than 2 acres.  House we are buying is 10 acres in total. 1 acre of house/gardens, 9 acres field rented to farmer. So we have agreed the land will be purchased for cash and the house bought using a mortgage.  This means the deeds need to be split at the same time as we buy the property.  So the mortgage company can put a charge on their bit.  I'm not getting clear answers from anyone, and the book is being passed about.  How have others done this, on completion? How does it need to work? Many thanks
