Development finance...

Hi im just wondering if anyone has any advice of development finance, i am currently in the middle of a project and we have the chance of 2 plotsof land on the site we have and rather than sell the 2 plots off we  are wanting to build them ourselves and sell for bigger profit ive heard Lloyds bank are good for this but has anyone had any experience with this before???

Hi, 

Since COVID, development finance has become a trickier market with many lenders suspending lending until the property market post COVID becomes clearer. 

Typically, the high street banks can offer more competitive rates but with stricter criteria and lower loan to values, whereas specialist bridging and development lenders can offer you higher loan to values, as well as being more flexible on criteria.

Speak with a broker to ensure you end up on the correct product.

Development financing is really suffering now. I can't even imagine how it is possible to work normally in the current conditions, to be honest. That's why I'm closing my business. True, we are moving in a slightly different direction, but I still want to share. I had a tough time during the quarantine because of coronavirus, and I had to open the process of selling my business. I almost fooled myself and didn't sell everything like that because of the big taxes, the big rent, and even more so because of the debts. I was already thinking of liquidating the company...but I realized that this could be done smartly. And I handed it over to the pre-pack so that no one would lose their salary too soon.

Not sure if you spoke to Ricky, but for info on the forum we also specialize in development finance and are happy to look into any enquiries. 

COVID has indeed affected all kinds of businesses, but there are still plenty of lenders out there with appetite to support viable development schemes.

Hi Newbie, I'd be happy to have a conversation about options as well if you have not sorted yet.   Short answer is that it will depend on the size of the project.   There are many lenders still doing development lending, but it depends on your experience, and also the loan amount required.   To get best pricing, you typically need to have loans over £1M, and have similar experience before.   If a smaller loan, it tends to be some of the bridge lenders,  which cost a bit more.    More than happy to have a chat.
