Should I try and buy the freehold?

Hello, I've been lurking for a bit but would love some advice if anyone had time. We are about to exchange contracts on a 2 bed property in Edmonton in an edwardian conversion . Thing is the loft bedroom/ loft are not in the lease's demise. Our lease is 89 years. The downstair's flat lease is 66 years - there are only two flats in the property.  The freehold is owned by a company who purchased the freehold two years ago for 8k and owns many other freeholds. I'm thinking it makes sense to try and offer to buy the freehold but worry that we will get hauled over the coals by the freeholder. We could also force collective enfranchisement with other flat but because their lease is so short I think that could get very pricey. Not sure how to proceed any advice thoughts much appreciated. Thanks.
