Newbie expat in Dubai will need lots of assistance

Hello everyone

 

Completely new investor here, kiwi/Brit expat living in Dubai who wants to decide on future goals for family and sees property investment as a way of acheiving these goals and enabling us to live a better life within a certain time frame.

 

Initially looking for assistance with releasing equity from a property we own in the UK (do I need a mortgage broker for this?) and then will need assistance of a property company for investment guidance/strategy and then a mortgage broker that specialises in setting up expat mortgages for our next purchase.

 

We are completely serious about focusing on this so I'd welcome any recommendations that might help me start the ball rolling.  I'm loving this forum, the podcasts and resources and they really are inspiring and encouraging, now its about the next steps!

We touched base earlier.

 

We have bought two apartments in london since being in Dubai, and are just about to start raising equity on them to expand our portfolio. BTL mortgages are scarcer for expats, but we have a broker based in Dubai that we will use, and have also been in contact with a guy in the UK. I am happy to give you contact details for both if it would help.

 

Of the two flats that we bought, one was in our area  and the other was bought for Capital growth from the Crossrail.  We had two purchases fall through at this time, simply because the survey showed that there was a bit a work needed, and we did not want to manage it from a different time zone. So we have two relatively new build flats. you may want to consider the type of building that you buy as well as the tenant.

 

We self manage one and use a letting agent for the other. This is manageable, but as we increase the portfolio, we may reconsider this.

 

I would definitely recommend looking into the obligations that a Landlord has, and I personally found the National Landlord Association and Landlord Law very useful. I joined NLA and you can offset the fees against your tax bill.

I also live in Dubai and I'm interested in property investment in the UK.  My husband and I have recently saved up a pot of cash, so I'm ready to start investing but finding it hard to get started.  I've taken a course in property development and I've read the usual books, i.e. Rich Dad Poor Dad etc, but it's all quite daunting!  I've decided that I would like to go down the BTL route and hold onto my properties, but I really need to drill down a more detailed strategy.

 

I've been a lawyer for several years now which is basically an industry that teaches you to be risk adverse!  I now need to re-program!

 

Perhaps you would like to meet up for a coffee sometime soon to exchange ideas?

Wonderful to hear from another DXB based property investor.  I'd absolutely love to meet up, Chris is in discussions with the two Rob's regarding and official Dubai meet up so we can wait and see what happens with that.  We need to make 10 posts in order to be able to PM each other so we are waiting to build those up and then either way we can always arrange a catch up. While I wait patiently for our meet up I'm starting work on goals with my husband to then whilttle it down into a strategy.  Until now we've had goals, you know the sort you work through with your financial advisor but I've decided we need to start afresh and think bigger - why not!  I've been enormously encouraged as I've worked my way through the podcasts and now I need to start to take steps and move towards putting it all into action.  So looking forward to meeting everyone and gleaming some tips and ideas about strategy and most importantly how we go about it all whilst based here.

Hi Guys

I think this should be my tenth post!

As Amber mentioned, I'm trying to arrange a meet-up and hope it may be quite soon. They are planned for the first Thursday of the month, but that's based on UK times. So maybe we should make it Wednesday. If we don't set up the official meet up for next week, I see no reason why we can't meet for a coffee and a chat.

That is a great idea!  A Dubai group would be so helpful!

 

I've just been on the phone to Gavin Lloyd @ RMP Property who was very helpful and also stressed the need for clear and realistic goals.  I've arranged a meeting to see him when I'm next in London to talk about strategy, so I'll share with you what I learn!  I haven't worked my way through the relevant podcast yet, but it's on my list of things to do today.  I must admit this whole thing is pretty exciting!

 

Gavin also gave me the contact details of a guy in the UK that specialises in Expat Mortgages.  I'll send you the details when I'm able to PM (not sure if I'm allowed on the forum?).  It seems as though we are at a similar point, it's now time to take action!

 

Hopefully we shall meet soon!

I think it's great for you to look to start a local meet in Dubai...perhaps it may even lead to a Mastermind Group, who knows?

 

My situation is that I am overseas a lot (not Dubai) and I also write, train and mentor other property investors, especially in starting out or changing direction in property investment. As it happens I also work with a umber of expats and foreign nationals. So, happy to jump on a group Skype call to share some pointers of how I and others have set things up and manage a portfolio at arm's length if you would like to.

hi guys,

 

It looks like we can hold our first (and official) meeting next Wednesday! I hope you are available.

 

Ideally, I think it would be better to meet in a bar or coffee shop, due to the informal and relaxed nature of the meeting, but choosing a venue that serves alcohol may deter some muslim members. Do you have any suggestions? Alternatively, we could meet in the lobby of a hotel (say The Westin) and decide to go for a drink or a coffee as appropriate (Oeno has happy hour until 8pm!). Also, there is a meeting room in my apartment building which is available.

 

I live in the Greens, Amber is in the Springs, and I understand that Richard is not based in the UAE. Lizzie where do you live?

Hi everyone

 

We are in too! I'll bring my husband along as I really want him to be involved from the start and begin to learn the basics of property investing and hear your expereinces first hand.  We will be a little after 7pm as we have to get the two children to sleep and I will book a babysitter. Can we make sure wherever we go we can hear each other?  How we will find each other?  Chris will you have a red carnation or can you PM us now with phone numbers?

Hi all

Sorry Amber, but I'm not a carnation kinda guy, although I would be willing to wear a silly hat if that helps.

The good people at the Westin would prefer us to meet in the bar so I have booked us a table at Oeno for 7pm and will confirm numbers to them nearer the time. Abbey from the property hub is setting up an event on eventbrite, so please register on that. It goes without saying that you can invite friends, family or people you meet on the metro. Oeno is a nice and quiet bar so I think we should be fine.
