Seeking help on an investment in Hull

Hi All.

 

I am a newbie investor from London. I have been looking at Hull as a potential location for my first BTL.

 

The property I am looking at is already tenanted (terraced house) which has been split into two one bedroom flats. The yields seem pretty good.

 

My first question is, as it is 2 flats would I have to pay 2 sets of fee's for this? (solicitors, stamp duty etc)

 

Secondly I wanted a recommendation on any mortgage brokers anyone may have used.

 

Would also be great to get talking to other investors in Hull to learn more about their experiences within the City.

Hull is known as a flood risk area for insurers, it's worth checking out you can get flood insurance ahead of purchasing. In most cases we can deliver, but it is not straightforward.

Hi Naj,

 

I have purchased in Hull beforehand, as I am based in the North and would agree with Jason that some properties are high flood risk areas. As I have just highlighted in a other conversation I have been introduced to a fantastic Insurance Broker who focuses on ' Property / Renovation Insurance ' that could provide you with relevant cover. Let me know if you would like their details

The Home Insurer is recommended by The Property Hub & The National Flood Forum and we are one of the few brokers that can offer rates for let property with flood included in the UK.

 

Nor sure who Alex is recommending, keen to find out though as not many can offer flood/landlord.

Hi both,

 

I will have a look at Home Insurer, however do speak with Milly Oddie, from Oddie Dalton Insurance Brokers; they work with renovation Insurance Brokers and provide an 'all risks' contract... she is happy for you to email on milly@oddiedalton.co.uk if you wish for details.

I know Oddie Dalton, good little firm and we have worked with them in the past. May be good on renovation but the issue with Hull is flooding and that is a very different risk.

 

Either way, I would recommend trying a couple of firms to see if you can get landlord insurance with flood cover.

Hi Guys,

 

I'm new to the forums here on Property Hub so I've come late to the party on this thread after a search for 'Hull.

 

Not sure if you are still active but I would also be happy to share any thoughts etc on the area. I have several properties in the area.
