HMO Licensing for student houses in Manchester

Good Morning all, 

 

I'm weighing up a potential investment in Manchester which could be a HMO for students providing I could get a license for it. Due to the large number of students houses in Manchester, I know that it can be difficult to obtain a license on new fully compliant student HMO properties. Does anyone in The Property Hub community have any experience on this topic or have experience in the area?

Does it have current planning for an HMO as City of Manchester is all Article 4 and that is different to licensing? It's almost impossible to get a new HMO in Manchester through planning. What area is it?

No chance. All of the City of Manchester is Article 4 which removes the ability to change a residential house to HMO without a planning application. Rusholme and surrounding areas have too many HMO's for the council so your planning application will probably be declined. When looking at an area always go to local council website first as it will save you time and money.
