This week on Ask Rob & Rob, Dwayne asked:
What are the pros and cons of new builds?
An age-old debate! The answer touched upon both sides, and of course it will depend on the investment strategy in question. New builds come with less risk – not zero risk, but less – as new properties will likely come with a 10-year structural guarantee, and the contents of the property will be new.
However, if you’re looking to add value to a property (such as an extension) new builds aren’t going to be the way to go, though of course second-hand properties come with their own risks. People get strangely het up about this issue though, (whether to buy new or not) so be sure not to fall for the rhetoric! Ultimately, as long a property’s numbers check out, and it ticks all the fundamentals, it’s always worth considering.
