Your projection is ready!

Where should we send it? You’ll get a copy of your plan as a PDF, and your result appears on screen straight away.

Not yet, and that's worth knowing

The good news: you know the exact target. When your pot reaches it, the plan below unlocks, and the sooner you start after that point, the longer compounding works for you.

How it builds over time

Your pot buys the first property (or properties) straight away. From there, rent and released equity fund the rest as the plan can afford them.

Portfolio value, year by year. Houses mark buying years; ×2 or ×3 means multiple purchases.

The power of a discount

Every purchase in this projection lands at 8% below market value, and finding those discounts is the job our sourcing team does for clients every day. A discount can help fund later purchases as the plan grows. Here’s how the same starting pot and monthly savings compare at full price, without our sourcing fee:

Turning it into income

Your goal, in today’s money
what you told us

Income is rental profit after costs and corporation tax, before personal tax on taking money out. The goal is uplifted at a year, an illustrative inflation figure rather than a forecast.

How we built this projection

Every number above comes from a fixed set of assumptions and buying rules. See exactly what they are.

How this projection is calculated

This is a fixed-assumption illustration of one way a portfolio could build, not a forecast or advice. The same rules apply to everyone; only your pot, monthly savings, goal and timeframe change.

The numbers behind it

    How the plan buys

Your starting pot sets the price of the first property: the model picks the highest market value between £150,000 and £300,000 that your cash can cover, including the deposit, stamp duty, legals and our fee. Any surplus stays in the cash pool. Later purchases use the same property type, with its value growing each year.

How the income is worked out

Income is the rent from every property you still hold in your target year, less running costs, mortgage interest and corporation tax, divided by twelve. It is before personal tax on taking money out. Cash counts towards your equity but earns no assumed return, and equity is before sale costs and taxes.

    Your goal and inflation

    What the model leaves out

Personal tax on dividends or salary, sale costs, existing properties you already own, lender affordability and eligibility checks, and changes to tax rules or interest rates over time. Refinancing depends on lenders’ criteria; the model checks the portfolio’s rental cash flow, not individual mortgage eligibility.

The model uses fixed corporation-tax thresholds of £50,000 and £250,000, with marginal relief between them, and England stamp-duty bands with a 5% additional-property surcharge.
