  2. I have 5 and 2 in the pipeline. I don't pay anything like that. I have also not had any problems getting a mortgage. I keep mentioning him on here but I wouldn't use anyone else other than @simon allen I have a reliable electrician, and plumber who are worth their weight in gold. I will wait for them if they are busy. I put Simon in the same bracket, he is a key part of my network. I get much more than I pay for with him. Regards Craig
  3. I use @simon allen I have been using @simon allenfor the last few years. I think it's 7 deals he has done for me now. You get what you pay for. He has prevented me from making a number of poor purchases. If you want to know anymore just ask. Craig
  4. Hi James. I'm a portfolio landlord. I don't jump through any hoops. Simon is my broker and does all the jumping. I didn't notice any difference at all when I became a portfolio landlord. I wouldn't want to be trying to deal with the lender myself. Thanks Craig

  6. I'm by no means at expert.... However we have a few Ltd Co mortgages and I have read numerous times in the terms and conditions it say no more than 2 share holders. Speak with a good broker. They will tell you straight away.
  7. I can highly recommend @simon allen at searchlight finance. I have used him numerous times. We have just completed on one. Even with covid it was very smooth. He has steered me away from a couple of purchases which could have been lemons. Others may have just sorted fiance for them and left me with it. I don't use anyone else. Craig

  9. Got sorted in the end. Taken an extra insurance policy to cover the what if situation. The lease says you must all have your own insurance etc.
  10. @simon allen has done three deals for me in the last 8 months. Personal, buy to let and Ltd company buy to let. I don't really recommend people but Simon has been very impressive. He even picks up emails and does work on holiday. Never waited more than 7-8hrs for replies. Craig
  11. We are in the process of buying a first floor maisonette. In a block of about 8 purpose built in the 80's. Ground rent £25pa. No service charge. The block does not have any communal areas. Each has its own front door. I'm lead to believe ground floor is responsible for issues with footings etc. First floor for roof etc. My solicitor is making a big issues of there being no group insurance. "WHAT IF THE GROUND FLOOR BURNS DOWN AND THEY DON'T HAVE INSURANCE?" We would always have insurance but his response is "WHAT WOULD THEY BUILD
  12. I read a lot but don't post. Just listen to this week's podcast on BRR. I gave up even trying to make this work as the properties from my experience don't exist! I have been unable to find a single house with any meat left on the bones after paying the the refurb. This for example sold for £77,500 but they are selling on neighbouring streets for £100k+.
