Hi guys, Hope you're all bearing well in lockdown 2.0! I was hoping to buy a 2 bedroom flat (for me to live in using a residential mortgage) sometime next year in Manchester city centre. As it will be my own home I am interested in the capital growth aspect rather than the rental demand from it (Although I would like to rent a room out if the mortgage allows me to). I know the Manchester market has been growing for years now, and many places in the city centre like Ancoats, Blackfriars and New Islington have experienced big price increased. Hello! I've been researching HMO's in Manchester, and so far I'm under the impression that pretty much everywhere in Manchester has Article 4 in place? Does anyone have any experience turning a C3 dwelling into a C4 dwelling? Is it harder in some places in Manchester to get planning permission even with Article 4 in place? I was under the impression that Article 4 makes it pretty much impossible to create HMO's...

Funnily enough after I wrote that post I looked into Gorton quickly - I only spent an hour or so on Rightmove but it does look like a possible area! The houses seem to be within my budget and the rental demand seems to be there, do you have any experience there? I'm trying to stick to West, East and South Manchester as I currently work and live in South Manchester. I am looking to buy a property that needs work doing too it, so maybe Salford would also be a viable option? Thank you for your input!

I know this is incredibly cheap, but I was curious if anyone knows of any places that have these prices that have a decent BTL demand and good capital growth prospects. I've started researching Stretford and Salford (if anyone has invested in this area before I would like some input on the best/worst areas) - but I'm struggling to find areas that will accommodate my budget but will also provide me with a good 1st BTL to get me up and running and get some experiencc

Hi Lilla, Just seen this thread after searching the consent to let topic I purchased my residential home a year ago – after adding some value I refinanced at the start of the year to pull out some cash. As I’ve just refinanced will it be a struggle for me to get gain consent to let from my mortgage lender?
