  1. Hello! Does anyone have any advise on viewing and placing offers on properties when you just can't find the time to in your schedule? Currently working 12/13 hour days and my weekends are the same (saving up for the deposit), so viewing a property quickly after it's been listed is hard, especially as I'm looking at buying about 30 miles from where I'm currently living. Is it common practice to place an offer on a property before viewing it? I've found that when I've got around to viewing the property (usually a week later) they have already been sold. This will be a residential prope
  2. Hello everyone! Like everyone I'm curious (and cautious) about the new 5% LTV mortgages the Government is backing. I was just curious how long people think these will be around for until 10% comes back as the new minimum?
  3. Hello, I’ve been interested in investing in HMO’s for a while now, and after doing some research I’ve decided I would like to focus on creating small ‘Mini-Mo’s that are around 3 to 4 bedrooms- as these seem to be more manageable and hopefully can be turned into a BTL or sold as a family home if necessary. I know the Manchester HMO marketing is quiet saturated, so I’ve been looking into the areas surrounding the city and Bolton has grabbed my attention as a possible investment area. Does anyone have any experience investing in HMO’s in Bolton who would like to share their case s
  4. Hi! I was hoping to keep my 1st home, which is why I'm hoping to get a consent to let until I can remortgage it onto a BTL mortgage
  5. Hello, Has anyone got any experience getting a consent to let whist still in their fixed term? I'm 1 year into my 2 year fixed term residential mortgage and I would like to buy a property closer to the city centre for work - will I have any luck getting consent to let? Thanks!
  6. Hi guys, Hope you're all bearing well in lockdown 2.0! I was hoping to buy a 2 bedroom flat (for me to live in using a residential mortgage) sometime next year in Manchester city centre. As it will be my own home I am interested in the capital growth aspect rather than the rental demand from it (Although I would like to rent a room out if the mortgage allows me to). I know the Manchester market has been growing for years now, and many places in the city centre like Ancoats, Blackfriars and New Islington have experienced big price increased. My budget is around £150,000. I'm not
  7. Hi! Thank you for your input, it's definitely something I need to research more about!
  8. Hello! I've been researching HMO's in Manchester, and so far I'm under the impression that pretty much everywhere in Manchester has Article 4 in place? Does anyone have any experience turning a C3 dwelling into a C4 dwelling? Is it harder in some places in Manchester to get planning permission even with Article 4 in place? I was under the impression that Article 4 makes it pretty much impossible to create HMO's...
  9. Thank you Adam! I'm looking for something a little closer to home at the moment, but maybe when I'm on my feet I will look into Huddersfield!
  10. Funnily enough after I wrote that post I looked into Gorton quickly - I only spent an hour or so on Rightmove but it does look like a possible area! The houses seem to be within my budget and the rental demand seems to be there, do you have any experience there? I'm trying to stick to West, East and South Manchester as I currently work and live in South Manchester. I am looking to buy a property that needs work doing too it, so maybe Salford would also be a viable option? Thank you for your input!
  11. Hello everyone, I'm eager to invest in my 1st BTL in Manchester - however I'm looking for properties around £80-120,000. I know this is incredibly cheap, but I was curious if anyone knows of any places that have these prices that have a decent BTL demand and good capital growth prospects. I've started researching Stretford and Salford (if anyone has invested in this area before I would like some input on the best/worst areas) - but I'm struggling to find areas that will accommodate my budget but will also provide me with a good 1st BTL to get me up and running and get some experiencc

  13. Hello! Does anyone have any suggestions where I could buy a good quality, long lasting bathroom suite for a BTL. I'm looking for something simple but that will last and not break the bank at the same time - any suggestions would be great! Thank you.
  14. I should add that I plan to still live in the property - but just wish to rent one of the rooms out
  15. Hi Lilla, Just seen this thread after searching the consent to let topic I purchased my residential home a year ago – after adding some value I refinanced at the start of the year to pull out some cash. As I’ve just refinanced will it be a struggle for me to get gain consent to let from my mortgage lender?
