  1. Buying in cash before mortgage is a variation of the strategy but your cash is still tied up for a period of time. Which area are you looking to buy in.? What type of house? Is the goal income?
  2. You're are a portfolio landlord like me. I find getting mortgages more and more irritating, time consuming and can sometimes mean missing a good deal. I sometimes prefer to be a cash buyer to get a good deal and then flip. I seem to be attracting more of these deals. If you go down the mortgage route you will probably find that the minimum deposit is more than 30%, typically 35-40%. Let us know how you get on.
  3. Hi Sometimes you can get permission to let your property from your current lender if this is short term and you don't want to release equity. I suspect this doesn't apply to your situation but though I'd just mention it. Amjed
  4. Hi some great points to look in to . I know that freehold and leasehold can not be held by the same companies.
  5. The interest rates are low. In the long term they will go up. One can only guess how much higher and how quickly. Personally I think it will be slow up ward trend perhaps a base rate of 1% at 3 years and 2% at 5 years but who really knows. If your not planning to release equity then a five year fix gives you certainty and peace of mind.
  6. This depends on the location and if the garage is just a parking space or if could be rented out. I live in Manchester and parking space is closer to 10k but can be picked up cheaper.   7. These situations can be very tricky. It sounds like you want to raise funds for a rental property. The other possibiliy is to release equity from your home if there' enough equity.

  9. Doing renovation work can be expensive when no one loves there. You could ask tenants written permission to do the work while still living there with the benefit that they'll end up in a better flat afterwards. Obviously you may have to offer them hotel accommodation when the rewiring is being done. I'm also from Manchester, be careful if you are going after students.   14. Hi Ian Welcome. First set your goal and educate yourself. The strategy is good but it can be hard to find deal at the lower end of the market. What location do plan to invest in. What's your skill set and jobs
