I’m due to complete on my second BTL flat. My first made me an accidental landlord and I’ve had the same tenant in there for the ten years since I rented it. This new purchase is the start of me becoming intentional. It’s a 2 bed flat in an area near town in Newcastle that is popular with both students and young professionals. It’s a nice flat with a great layout, double fronted and a huge private garden. My question is what level of furnishing is advised? I often read to furnish with as little as possible but I want to get this rented out quickly and for it to be desirable. Any advice gratefully received.

Hi all, We are looking to rent out our existing four bed family home after finding a new home. There is an opportunity to let the property furnished and just wondered what increase in rent, in % terms to expect against leaving the property empty? Also, will letting the property furnished increase or decrease it's desirability? Thanks in advance. Phil.

Hi, Would appreciate people's views please. I am in process of purchasing two new build 2x bed flats in central Manchester (Northern Quarter) to let out. The development will have a concierge service and gym provided. I'm being advised that I need to furnish them as this is what is expected for this market - would people agree? I have 4x other BTL flats elsewhere in UK (not city centre) which are unfurmished and let out without an issue, is it worth the additional expense of furnishing for a city centre location? Just wondering how you let your investments. Furnished or unfurnished? I am guessing furnished is easier to rent and you can ask for higher rents. (assuming decent furniture) Downside being wear and tear and replacement costs. Are you more likely to have a greater turnover of tenants as it is easier for them to move on? I assume that unfurnished is the opposite of the above. Therefore does it boil down to "Replacement costs of furniture v Increased rental?" What are your thoughts? Brian PS Could be a good podcast topic (if not already covered)
