Hi, I'm currently selling my property and during the process my solicitor has advised she needs to request management packs for the paperwork. Both the lease holder and property management company have requested payment of £366 and £540. Are there any capped amounts for these packs? I'd previously tried to sell in 2019 which fell through but had also been subjected to the £540 charge back then, only to be told this charge would only allow an up to date pack for 6 months. I just wanted to know if they're doing this correctly as paying over £900 for 2 PDFs is a joke!

Dear Property Hub Community I am a first time investor in Portugal, in Lisbon and I wanted to know from anyone with experience with long term lets and knowledge of property managers in the area. Can anyone recommend a good company experienced with long term lets in Lisbon/Portugal? From the majority that I have spoken with the service reviews seem to be mixed at best. I would be very grateful for anyone to come forward with a recommendation or lead to finding a good property manager in the area and/or any advice on pitfalls to watch out for when choosing one! Hi, we are trying to compare on-line agents like Howsy with local on the ground agents and the on-line ones seem to be so much cheaper. Has anyone got experience with on-line agents and if so are they good and also what about rent guarantee insurance, who is best for that please, thank you.

Hi guys, at the risk of sounding like an idealist- does anybody know of any letting agents that offer individual property management services on a piece-meal basis, as opposed to the full suite? For example ONLY tenant vetting or ONLY marketing. It seems as though its all or nothing with most of the agents…

Hi All, I recently joined the Property Hub, and hugely impressed with the wealth of information available here. I am based in Switzerland (British national) and have begun to look at property in the UK for investment purposes. I am new to the area and seeking advice so will explore this website. First question: Does anyone have experience with end-to-end property management companies (manage the acquisition process, through to completion, manage the ownership of your property, including tenanting) ? Although there are additional costs, I can see some advantages, given it will alleviate some of the time, research, day-to-day hassle of managing this myself. Thanks! John

Hi everyone - my name is Caroline and I'm looking for some specific advice regarding property management companies in the Algarve in Portugal on behalf of my parents, specifically the area of Quinta do Lago/Vale do Lobo. My parents bought a house in Vilas Alvas a small residential area between Quinta do Lago and Vale Do Lobo about 8-9 years ago for approx €1,000,000.00, which they try rent out for most of the year through a property rental company. They are having real trouble with the property management company that they are using at the moment - unexpected large bills at periods of the year they know the villa isn't occupied, poor communication and increasing charges for things like housekeeping and gardening (without communicating or explaining these increases). I just wondered if anyone on here can recommend a company or individual etc. that can offer reasonably priced, trustworthy and fluent, english speaking property management services that we could look into in this area? Any recommendations very welcome and appreciated. Thanks!

Hello, I am about to complete my first BTL, a tenanted flat in Sunderland, and I have a dilemma I hope you can help to solve. The current property management company charge c.12% of the rent to provide the following services: Advise on rental market in the area Advertising on usual portals, local press including brochures and pictures Tenant Referencing & Tenancy agreement Manage Deposit & Collect rent Meter readings at beginning and end of each tenancy Coordination of maintenance and repair Property inventory and regular inspections In addition, they are located 5mins from the flat. Although I appreciate the importance of the knowledge of the local market, the physical proximity and the track of record in managing the flat in the last 5 years, I am still wondering if the services offer can justify the 12% share of the rent, specially when on the market there are now charging much less with a comparable offer (at least on paper). Lettingsupermaket (which seems to have good reviews) and easyproperty are two examples. Now, as much as I would like to keep the old agent, however despite a number of points in favour I find very hard to justify the price gap between the current fee and the alternative offerings. I would really appreciate to hear your advice on the topic. Thank you! Gian

With the PRS seeming ever in the public eye and landlords often represented in the media as very close relatives to MPs and bankers from a social and cultural standing - many in the sector may be unaware of some significant legislative proposals that are doing the rounds. https://consultations.rics.org/consult.ti/prscode/consultationHome ...is the RICS site for a currently draft set of proposals that are likely to carry some significant support as to the way that management of property is likely to be heading. We in the industry are likely to be required to join a limited variety of trade bodies and landlords could be required to prove their own personal competence if they do not use a qualified agent. Look at the Welsh Assembly's proposals http://wales.gov.uk/docs/desh/consultation/120706betterprivaterentsectoren.pdf which is also viewed by many as a potential blueprint for England if the general election in 2015 is won by the Labour party. The RICS consultation closes at the end of April but there is still time to interact and have your say. A forum like this has a broad church of interest and views from members who could have a significant impact on the process if landlords/investors put their views to the recipients of the consultation Letting will become far more regulated and investors should keep an eye out on events. Landlord focussed Selective Licensing is a real issue in many areas and in Boston we have just finished a consultation process for such a scheme and await Council's formal decision. Landlords have gathered a robust case against the council's proposals but much of it is largely on points of law in the weeds of the way the Housing Act 2004 is written. It was largely successful because a large body of landlords responded in large numbers to the consultation - hopefully democracy at its best.
