Dear Property Hub community, My name is Luis, I'm a Spanish Construction Engineer that has lived half of his life already here in the UK. I'm passionate about property investment, for now I've done mainly buy to lets and a couple flips. I'm MCIOB, so charted construction manager and I've got my own small design and build company in partnership with an architect and a Surveyor. I'm also working my way into becoming a residential valuer through RICS. almost there, but not just yet! I would be very happy to help anyone interested in investing in property so I can learn about what kind of projects other people do so please do not hesitate to contact me if you've got any worries or queries regarding current or future projects, building works on the go, issues with a fellow builder (we can be a handful sometimes but with patience and beer you might get a smile!) or any others that you think I might be able to help with. I specially love looking at projects to be, feasibility studies to explore the potential of a deal. Hi all, Just wondering if anyone on here has any experience with demolishing a single property to build multiple homes? I have been trying to do something like this for a few months but keep getting wildly outbid on my (healthy) offers. I'm looking for anyone who has any insight, advice or shared experience?

I am hoping that some of you experienced people on here may be able to help me with some guide figures; I am on the board of a golf club, and we are looking to relocate our clubhouse. We currently have a 1.5 acre site with clubhouse and car park that overlooks the River Mersey and are thinking of selling, to then build a new club on the other side of the course. I realise the first answer is probably 'how long is a piece of string'...but just trying to gauge scale rather than specifics. 1. if we were to get planning permission for 16 houses on our current plot - what could we expect to sell this plot for? £1...£1Million...£10Million ?? Just a rough scale for now. 2. If we sold without Planning permission (but with an outline ok from the local council - which we have had)....how much ? 3. If we wanted to build a 2 story clubhouse on our own land - footprint of 600 square metres (so 1200 in total)...what sort of cost would we be looking at - (just for the build - not internals) - again a rough scale is enough for now.... £500....£500K....£500Million ? Hello All,I have bought a piece of land 1 acre land last month. and approached with the local council with pre-application to build 50 flats in a block there. I received affirmative response from the council.Now, I am trying to find out the building cost to check if my numbers stacks up well.Does anybody got an idea about what is the build up cost per sq. meter in West Midland area?

HI, I was hoping to get some advice. I am very close the exchange of contracts and my surveyor has picked up a discrepancy on the flat versus the plans. Basically the the Victorian home was converted into 3 flats about 10 years ago. there is building control approval for this however the plans for the approval show that 2 chimneys have been retained whilst the surveyor has pointed out they are in fact removed. The current owner says he has not done anything to the flat since he bought it just after they were converted into flats. My question is this, 1. is this something very serious? My surveyor has mentioned it might be an issue when it comes to reselling? 2. would it be reasonable/feasible to ask the seller to get new plans drawn up and building approval? 3. Would you negotiate down the price if he refuses to dp point # 2? I do not want to enter something from the get go that might create problems down route best regards Chris

Hello Everyone, I was wondering if anyone who regularly undertakes buy to sell property flips knows what insurances are required? If one was to hypothetically purchase a house through a limited company for the sole purpose of refurbishment and resale, is it necessary to take out specific site insurance? I gather basic home insurance isn't suitable and often cover is void during periods of refurbishment? I also understand that your contractors insurance wont cover you either? Any advise as to what cover is required and any recommended providers would be excellent! Many thanks in advance, Jack
