  1. Dear Property Hub community, My name is Luis, I'm a Spanish Construction Engineer that has lived half of his life already here in the UK. I'm passionate about property investment, for now I've done mainly buy to lets and a couple flips. I'm MCIOB, so charted construction manager and I've got my own small design and build company in partnership with an architect and a Surveyor. I'm also working my way into becoming a residential valuer through RICS. almost there, but not just yet! I would be very happy to help anyone interested in investing in property so I can learn about what kind of projects other people do so please do not hesitate to contact me if you've got any worries or queries regarding current or future projects, building works on the go, issues with a fellow builder (we can be a handful sometimes but with patience and beer you might get a smile!) or any others that you think I might be able to help with. I specially love looking at projects to be, feasibility studies to explore the potential of a deal.   2. Hello Hubbers, I was wondering if anyone knew of some good property software extensions for Chrome and other browsers? Or any other software that adds additional functionality to browsers, anything to enhance the way of interacting and saving some time. I have found Property Log (suggested by Rob & Rob on episode 301 of the podcast), property bee for Firefox and Property Tracker for chrome. There is also Nimbus Maps, which I had the chance to witness from an investor friend, it seems very impressive however I don't current have the spare cash to splash. Any suggestions would be really appreciated. Cheers Chris

Hi All I have read quite few articles on extensions and renovations and I would just like to share some of my experiences from one I am doing at the moment. 1 Choose your architect carefully as the one I had who should have known about how the planners were thinking was uninformed. I went for planning which was blocked because of a number of reasons but I felt the architect should have advised better on the reasons (in hindsight it stopped me over capitalising the house). In the end we went for permitted development which is a course I will follow first next time. 2. Useful tips get an independent building inspector on board as they are much more obliging than the local council who view these projects as money printing machines. 3. We got 3 quotes but take time to check the reputation of your builders as we had to disregard one as he had bad feedback. 4. What ever you think it will cost double it and don't forget the VAT. 5. Check if part of build can be VAT reduced your builder can help you with this. 6. Always do staged payments as part of your build agreement. I hope these lessons I learnt help all you renovators and flippers. Regards Paul
  5. Hi All I am not sure if this is a local charge unique to the New Forest but my architect flagged this on the plans I submitted for a bungalow conversion I am trying to do. If your proposed extension goes beyond 100 sq m then under this levy they would charge me £80 per sq m. So if your plan do any material extension work you might want to check this as an extra £8000 charge could change your calculations and ideas. Regards Paul
