  1. Hi! I am looking to find a new tenant for my HMO in Manchester. I was wondering what methods and websites anyone has found effective because I have had a slow start. I have advertised on many websites without enquiries. On room finding websites like spareroom and easyroommate I am wondering if it is a good value for money in regard to signing up for their premium service. There are so many similar websites offering premium services but some are better than others. Seven months I did a trial on openrent and it worked well and kept the room rate the same. I am considering other online agents like upad and mudchut (some of which have free trials) or using openrent's paid service. I am willing to spend money but want to be effective with my spending. The last three years I have managed to find tenants without any voids and without advertising spend but have realised that this time I will need to spend to get sufficient enquiries and minimise any void periods. This time I have also tried different methods such as using facebook which I have got some enquiries. I have also thought of other ideas like putting a for rent sign outside the property and uploading a video showing the rooms of the house. Any thoughts you have would be very gratefully received.
