Hi I’m Matthew, I’m in my early 30s, I’m a homeowner, and want to build out a letting portfolio. I’ve been doing online courses, reading books, and getting a plan together using the dreamline strategy. Lately I’ve done the ‘Setting property goals’ course - on PropertyHub - and one of the big takeaways for me was around finding someone to hold you accountable in achieving your goals. I wanted to gauge what other people’s experiences were in finding someone to hold you accountable. For example did you seek out a mentor with property experience, was it someone with no experience (e.g. a family member or friend), etc…? Also do you have regular catchups with that person?

Hello, I am new to the world of property development and looking for a mentor to guide me through my journey. A little about me: I have recently quit my job as a commercial real estate strategy consultant to become a property developer focusing in residential development in the Peterborough area. I have an undergraduate degree in Architecture, so along with my career in real estate I have some knowledge, but it's lacking on the residential side. I am currently refurbishing a small barn where I will be living, and I am at the very early stage (just starting the design) of a small mixed use development of retail space on the ground floor and six flats above. I have very little budget for both projects, but a willingness (and positivity) to do a lot myself. So if anyone is interested in helping me out, please reach out. Thank you

Hey all, By way of introduction my name is Indy - recently stumbled across the property hub podcast and have been addicted since - listening throughout lockdown with most episodes repeating throughout the day. i recently was fortunate enough to purchase my first property that I currently live in . Starting at zero again and putting my goals and strategy onto paper I have come to a road bump - I need some advice / guidance if anyone could be so kind ; My aim is to save as hard as I can , possibly a grand a month for 2/3 years , in that time I would have built some equity to remortgage and here is the crux say I came into 50/60 k - I want to get into a buy to let strategy - however I’m aware that most mortgages are only 75% - which leaves me with a purchase price of 200k ish the south east England / west London - where I’m based - it’s really hard to find anything for 200k - so what would you do if you was me ? Would you wait to save a bigger deposit / find a new property to live in and remortgage the house I’m in now to a buy to let ? etc etc Does anyone know of any clever ideas / tricks ? Would be good to hear if anyone is in a similar situation . thanks indy

Hello Hubbers Being a freshman in the business of property investment (3 weeks in) I could certainly do with some guidance. Hello all! My partner and I are really keen to get started with building a property portfolio of Buy-to-Lets and HMOs. We have been doing a lot of research over the last 9 months and have begun saving some cash to get us started. I have around £6000 in a Lifetime ISA (and growing by the month) and we are trying to come up with our strategy for the next 5-10 years to create a property portfolio. Our aim is to be able to either quit our jobs, or be in a position where we can work/volunteer in an area that we are passionate about without having to worry about the salary. We do not have much knowledge or experience at this stage, we are just learning as much as we can from online resources like this amazing site. Our starting position isn't great and we know it's going to take a lot of time and hard work, but we're committed to making it happen. If anyone has any advice on a possibly strategy or tips on how to get started they would be hugely appreciated! Thank you Sarah

Hey, My name is Ashley Williams, age 26, from Shropshire. I’m currently saving up for my first buy to let. While I’ve been saving up I have spent a lot of time researching how to invest in property and I came across lease option agreements, and love the idea of them especially if you can find a landlord that wants to off load some/all of their properties, if done properly it can save the landlord a lot of time and money. I would love to find someone that has got experience in lease option agreements and could show me how they work (mentor) All the best.

At this moment in time i am going to purchase my first property investment. I would like someone who can give me advice on how to expand my portfolio and share all their knowledge with me. So i can build a good structured portfolio. Hi, I've been renting properties for a few years, and ticking over. Now, I have given up my job and am focusing full time on producing an income from property. Most likely I'm looking at flips, I think I have enough cash to support this, but I'm open to other strategies. I need help in structuring my large-scale goals and putting in reasonable timescales to achieve those goals. After that I'd probably want to join a mastermind group to keep my goals on track, and to help with contacts for all the things I'll need to do cheers, David.

Hi Property Hub, I'm an Architect with a couple of rental properties in London looking to use my professional skills to unlock development potential in sites across the UK. I'm new to the forums although I have been a podcast listener for years. I'm looking for a little advice/mentoring on how to calculate finances for developments and any advice on the process. I have worked for large London architectural practices creating 1000's of homes and would like to understand the process from the developers perspective. All thoughts welcome. Svinder. -
Hi All. I was wondering what' the best way to learn about property investing? I've read a couple of Rob Dix books, which were great. I've also been on a 3-day workshop with Robbie Fowler's Property Academy / Legacy Education. This was a good course until they tried to sell me a mentor / further training for £26k - £40k. I'm really keen to get into this game but I'm a tad bit scared in case I totally mess up a deal and it end's up costing me money. Is this where the mentor is worth the big sum? So I don't mess up? Any advice or stories would help.

Hi All, My names Andrew and I've owned a 2 bed BTL in Stevenage for the last few years which I've really enjoyed managing myself. Spent the last few years concentrating on my career but now ready to take the portfolio to the next level. Interested in buying a 2/3 bed in Nottingham very soon. If refurb required, I'm planning to live and work from the property while I do it up. No flipping, I'm in this for the long term. Would like to aim for a new property every 18 months. Work as an Office 365 Consultant (Most things Microsoft). Would be more than happy to talk IT in exchange for property knowledge! Hi there hubcats, how's it going? I am doing quite a bit sourcing for various investors up in Manchester these days. I drive up from where I live in North London a couple of times per month and camp out in airbnb flat for 2 or 3 nights while I view lots of properties. The driving can be quite exhausting and it makes my job harder. If there is anyone out there who can drive and would like some free mentoring maybe we could skill swap? - Free food and accomodation - A chance to learn my sourcing process - A chance to learn whatever else I can teach you (check out my bio to s ee what I am all about). Hi there, I'm looking to speak to people who have started property portfolios in the North of England. I'm from Hull originally and still regularly go back there because my family are still there. I'm interested in that area but also the rest of Yorkshire and the North West. I'm in the process of trying to work out which strategy would be best for me as I live in London but I'm ready and able to invest in 2 to 3 properties in the next 12 - 18 months. I'm particularly interested in speaking to people who have done refurbs, HMOs, multiple property portfolios, investing in areas they don't live in, or all of the above. Thanks in advance!

hello everyone, Its been a long time since I've been on here, mostly to do with being away with work but glad to be back at it and making future plans. I’ve been doing some research and have a skeleton of a plan. I know there this will sound simple but I'm well aware of the work involved. THE PLAN Make my self a limited company Invest in house that are either : Large town house that could be converted to 2 flats A top floor flat that can have the loft space converted and thats it so far…. I haven't got any money to invest just yet so in the mean time i would like to get some experience with anyone that has a portfolio and has recently just got a new project and need some extra hands, I may not have any money but what I do have is a particular set of skills skills that are useless in property, but I am a very hard worker. I will work for free of course but in return I would love to get some inner workings of your company, what you look for in a property, anything that would be helpful to me I'll take. In the process or reasearching and planning my first project. So far I have found a plot of land that has planning permission for 2 3 bedroom semi-detached houses. I'd like to build these properties sell one and rent the other. I'm doing this with my dad who lives overseas and will only be involved in a financial form. He will fund the protect I will run the project. This is my first project and is my dad giving me the opportunity to prove to him I can follow in his foot steps in property development. He is too busy in Kuwait with his own projects to mentor me. So anyone with a lot of experience of building to sell and building to rent would be much appreciated. regards Michael

Hi again guys! So I have luckily found myself a mentor to help me gain more experience on property, which I'm really excited about! I'm still learning lots from the podcast and reading book after book, however I am eager to start to get some hands on experience. My now mentor flips property and has agreed to bring me along for the ride, taking me to auctions and letting me see how it all happens. My plan is to go with this for a while and learn as much as I can along the way. I have this idea which I don't know if it is viable or not so here goes. For those of you who have read my other posts, you will know that I only have a small capital at the moment of 20k. Would it be possible for me to work alongside my mentor (if they are willing) in the future adding my capital to theirs enabling me to learn on the job while also making a small return and growing my capital? If this is at all possible, what would be the official term so I can research into it, and do you have any tips of the best way to approach this subject? Obviously I will not be doing this anytime soon as I want to learn and build a friendship with the mentor first, as I don;t want to rush into anything, I have time on my side being 22. I just think it's a way of me learning and like I said growing my capital quickly, rather than waiting and saving, as I have gathered from research that making my 20k work for me solo is going to be very difficult. Hi everyone, My name is Caroline. I'm 49, was born and lived most of my life in south London or Surrey and now living in Cheam, near Sutton. My parents are from Malta. I started my property journey last year investing in the North West (good yields). In the future we are looking to move to Devon so interested in potentially investing in holiday lets in Cornwall and Devon. We also love watching Homes under the Hammer so wondering if a property refurbishment is possible. I am a project manager so those skills should come in handy should we decide on a refurbishment project. I am also good with spreadsheets and research. I have been researching, reading books, going to property investment shows, learning from sites like property118 and property tribes. I found your site via justdoproperty. I am looking forward to learning from others and sharing knowledge I have gained. It would be great to find a mentor to help on my journey. It would be good to meet like minded local people - I think I may bore people that are not interested in property, as I am so excited about it . Hello property family! I'm Sami and graduated from uni recently. I am starting off my property investor career and am stuck as i am having a hard time surrounding myself with people that are in property investment. I don't know where to start, how to get a team around me and the whole process of starting off. I need someone to guide me through my first property deal, whatever that may be. I am looking at Lease options as a strategy. I am based in Kent. If there is anyone here that can be my mentor and help me with this please let me know. I am so ready and have a lot of information but have no idea how to apply it. starting off is the hardest part so please don't think i'm being stupid. if i can find people to connect with this would have been worth it. Hi Guys, I currently run my own construction company specialising in large scale high end refurbishments in Central London. I have read a few books and also listen to all the podcasts I can get my hands on. I fully grasp the power of property as it is something I have always been very interested in, but have never had the funds to get involved in. I have now saved up some money in my Ltd Company (Not really enough for London, but could possibly put a few deposits down elsewhere in the country) and would like to get started investing in property with the aim to replace my income over time, and eventually give up my work entirely for a full time property career. There are now three problems at my door: 1) After absorbing so much information I believe I suffer from an affliction which many others before me has encountered at this stage "Analysis Paralysis". 2) Listening to all the successful investors on the podcasts I can see the benefits / importance of having a good mentor to help you navigate your way through the white noise and stick to a path that suits your personal strengths, weaknesses and of course investment risk appetite. If anyone can assist with details of people to speak to, and also people or companies to avoid that will be greatly appreciated. 3) The are so many scams out there, some of which can seem very convincing and is something I'd like to steer clear of at all costs. Please could you let me know of any to avoid. With this in mind I would be very keen to speak to anyone that has managed to overcome these problems. I am keen to learn and endeavour to listen to any advice and take on board anything relevant to my situation and hope to be able to add value to this forum in due course as my knowledge increases.
