Hello, First time posting - hoping somebody can please help We've just had the searches back on a terraced property we're buying, and the environmental searches have come back with moderate Groundwater flooding risk and significant surface water flooding risk... See attached map showing the site in the red box. The risk of flooding seems to be in the back garden. My husband and I are unsure of whether to take the leap or not - is this something we walk away from? Any tips on what we should consider or who to consult for further advice? Thank you!
  2. Hi, I’m very close on finalising my next project but within the search which I have just received there is something I have never come across before. It says it’s a 10 year disability grant, (6 years into this) I presume it’s for the bathroom in the property. I have raised this with my legal team and they have stated they believe I would be liable for this grant if it has not already been settled.   3. Hello, This is my first posting so be gentle! I have recently purchased a 2 bed back-to-back terraced property in cash, (in Leeds), using the buy, refurbish and refinance model. When I did the legal work for the purchase I got searches and a survey done through my solicitor so I could be 100% confident that I would have no issues re-financing and getting my money back out. I then had to use a different solicitor as my solicitor was not on the Paragon panel, my new solicitor has advised me "There will be no searches that I can rely on from a third party" and

Hello, I'm in the process of buying my first BTL and the searches have just come back. 1 - A medium risk of river flooding and a significant risk of surface water (pluvial) flooding within 25m of my property. 2 - The site is located in an area where some properties may be affected by natural ground subsidence. The property is a 1st floor 2 bed in a ten year old development and I seriously doubt the small stream/river is a major risk... but does anyone have any experience with this? Should I pay for further surveys? Check with insurance companies to see if this is an issue? Ch
