Broker recommendations For Ltd Company

Hi folks, hope you've had a happy Christmas and are all set for 2017!

 

Does anybody know of any good mortgage brokers that specialise in, or have good experience in finding, BTL mortgages for Limited Companies?

 

I have a couple of properties that I'm interested in and need to get myself financing arranged so that I can begin making offers.  I'll be purchasing through a limited company so figuring your highstreet brokers may be less suitable.

 

I'm in the Manchester area so any local to here would be ideal, although I appreciate location isn't critical.

I'm in Knutsford if it helps. I arrange lot of limited company BTL mortgages, have direct access to all the lenders and am a landlord myself.

Hi All

Just reading your request regarding B2L and the use of Limited Company to do so. This is possible and really quite simple. However I would ask why you have chosen the use of a LTD company to do so. I have both Ltd Company and an offshore trust which I have used to do the same, both have pro and cons.

If you are still looking to explore the options maybe I can be of some help

Are the mortgage rates offered to a limited company significantly higher than the high street offerings?  Would an expat lead to a further hike?

 

I am an expat and looking to create a limited company as a vehicle to invest in BTL property for long term rental income / retirement income.  I want to maximise my current deposit of approx 250k ideally with LTV of 75%, and meet any shortfalls between rent received and mortgage repayments with my salary.

 

I found one lender willing to accept this set up but with a minimum individual loan of 250k whilst I am interested more in the 80 - 125k property ranges generally.

 

Would you be able to offer any solutions for me?

 

@Allan:  would you recommend looking at an offshore trust for my specific case? What pros / cons are there?

Hi Richie

 

I do a lot of ex-pat mortgages and every lender in the market is very different. PM me your email address and I'll send a brief form out to complete and then I can see what options are available to you.

 

Re rates there is a difference between buying in your personal name and a limited company as most rates are higher. Some lenders do offer the same rates and the gap is getting smaller.

 

Also, some lenders load ex-pats but others don't.
