Property Sourcing Buy to Flip

Hi All,

 

Looking for a property sourcer in the North West i.e. Greater Manchester area but not limited exclusively to this area. I am an existing BTL landlord with 5 properties, two of which are HMO. Just started my first buy to flip project. I'm not resident in the UK for long periods so need a reliable company/individual for 'hands off' investing. More interested in the 'buy to flip' than retaining properties at this stage.

 

Please note: I'm not interested in signing up for courses!

We've just started a new project that gives you the opportunity to 'flip' our developments in a 12 month period.

 

Previous Standard Scenario on One of Our Developments:

Unit price - £140,000

25% deposit - £35,000

10-15% growth pa

Assign the contract at £156,000

Take home - £51,800

 

This is completely hands off and very attractive to international clients in asia and the middle east.

Hope you don't mind me asking a couple of queries off the back of your post?

 

Just visited your website 1Invest.co.uk for more info regarding previous opportunities but there wasn't much info available. If the example sales have been completed, are you able to provide any further details on the property/development itself?

 

Also was doing some due dil on the company and as it was only incorporated last year (July 2017), there's no financials available on Companies House yet. Are you able to provide some more info on what 1invest does for investors?

 

Is the company registered with any independent bodies like The Property Ombudsman?

Have you considered the Nottingham area? Lots to go at and semi-detached properties can still be bought for less than £100K!

Mostly suited for Buy 2 Hold Strategies but there are other options too.

Hi Derek,

 

Did you get anything back on this comment? The numbers in Charles' message look very attractive for us international investors who require the hands-off approach ... but would need to verify the figures and the actual company.

No response yet. I'm not looking to invest via this route but thought I'd just ask the usual due dil questions to help any others that might be interested. There's been some overseas investors who have been burnt in the past, for example around the Liverpool area, so just ensure you do your own research rather than rely on the sales/marketing projections.

Much appreciated Derek, and I do recognise that risk.

Due diligence is massively important from 4,500 miles away ... will keep any eye out for any less risky, hands-off deals.
