Why you can trust Property Hub Invest

At Property Hub Invest we protect your interests in two important ways. First, we offer you industry leading guarantees which are unparalleled in the property industry – this is to assure you we have meticulously researched each investment and are always acting to promote your best interests.

Second, we’re members of The Property Ombudsman, which unfortunately many property companies are not. This is worrying as it’s an easy way they could offer you more protection. We are proud to be members and know it will give you added confidence in the service we offer.

 

Our Guarantees (T&Cs apply, see below)

1. Your Decision Guarantee

We promise not to hard sell, but we will extend that further. If you decide to invest you have a full 24 hours to consider your investment. If you change your mind you can pull out, simple!

2. 110% Rental Guarantee

We are so confident of our ability to identify appropriate tenants for you, that if we can’t find you a tenant within 60 days, we will pay you 110% of your monthly mortgage payment every month until we identify a tenant for you.

3. Mortgage Guarantee

If you fail to obtain a mortgage we will refund your consultancy fee, providing you have given us accurate information.

4. Pay Back Guarantee

We want to wow you with our service from the moment you start working with us. Once we have performed for you we welcome you telling your friends and family. The best part is we’ll refund 100% of your initial consultancy fee, once you’ve referred four people to us.

Being told that property can change your life is exciting but you shouldn’t take excessive risks. Working with a reputable property company is one of the ways you can accelerate your success but equally working with a dodgy property company could seriously damage your wealth.

 

Terms & Conditions

Rental Guarantee

  • The Rental Guarantee is not payable for the first 60 days from the completion/ready to occupy date (whichever is the later). 
  • If the Rental Guarantee period includes Christmas period then it is not payable for the first 75 days from completion or ready to occupy date (whichever is the later).
  • If you are purchasing within a development that has more than 25 investment units completing in one phase, please refer to the rental guarantee payable schedule below*.
  • The Rental Guarantee requires you to use our recommended letting agents. The letting agent service agreement must be signed a month prior to completion in order to qualify.
  • If you use an unapproved third party agent then the Rental Guarantee is void.
  • If you buy cash then the Rental Guarantee will be based on a current mortgage product of our choosing.
  • If your mortgage is a repayment product then the Rental Guarantee will be based on a current interest only mortgage product of our choosing.
  • If your property is off-plan then you must use the designated snagging company to benefit from the Rental Guarantee. Payment for snagging must be received within 48 working hours of notice being served or the Rental Guarantee is void.
  • If you reject a suitable tenant then the Rental Guarantee is void.
  • Once we have found you a tenant the Rental Guarantee will be fulfilled.
  • If at any time we determine you have compromised the ability of the property to let then the Rental Guarantee will be void.
  • We will aim to find you a tenant paying at least at 90% of the rent stated on the cash flow. If we do not find you a tenant within 8 weeks, inline with market demand/rents, then the rent may be reduced. Refusal to reduce the rent will result in the Rent Guarantee being void. 
  • Should you not purchase a furniture pack when we recommend one in a specific development then our Rental Guarantee will not apply.
  • The Rental Guarantee will be void during acts of terrorism or war which will affect the rentability of property which is beyond the control of Property Hub Invest.
  • The Rental Guarantee will be void during officially announced epidemic and pandemics which will affect market conditions and business operations.

  • Development size: 25 units and under
    • Standard: 60 days
    • Christmas period: 75 days
  • Development size: 26-99 units
    • Standard: 90 days
    • Christmas period: 105 days
  • Development size: 100+
    • Standard: 120 days
    • Christmas period: 135 days
  • Ready to occupy date – this requires properties to have flooring and turf installed where not provided by the developer and furniture packs to be installed where recommended by ourselves.

Mortgage Guarantee

  • If you have told us you have good credit and this is later found to be inaccurate, the Mortgage Guarantee is void.
  • You must use our designated Mortgage Broker and a lender that they advise.
  • The broker is independent and represents your interests.
  • The maximum payment under any aspect of the Mortgage Guarantee is limited to the value of the consultancy fee paid excluding VAT.
  • The Mortgage Guarantee does not apply if you exchange without a mortgage offer.

Pay Back Guarantee

  • The Pay Back Guarantee will only be paid after four referrals have paid consultancy fees for their own investments.
  • The refund of your consultancy fee is for the first property you buy with us only.

General T&Cs

  • Reservation Deposits and Consultancy Fees must be paid on time by bank transfer, and reservation forms returned within 3 days.
