Our aim is to give our clients a hands-off investment experience that will allow them to build fantastic wealth over the long-term, backed up by a solid rental income. Here are two recent examples of deals which achieved exactly that.
This deal is a great example of how our clients get to reap the benefits of the relationships we’ve spent the past 10 years building and nurturing.
In June last year we were able to put together an exclusive off-plan deal with one of Manchester’s leading property developers.
The development ticked all the boxes: central location, high-spec finish, five-star on-site amenities including a gym, fitness studio and workspaces, the list went on.
But the best part was, we were able to negotiate a 10.5% discount off one and two-bed apartments, passing on a cash saving of up to £49,375.
On top of this, our clients only had to put down a 10% deposit, rather than the standard 20% to secure their plot.
At the time our prices ranged from £231,500-£429,000. Now, just over six months later, the same apartments are being marketed for £323,995 – £448,995.
That’s already a hefty £92,495-£19,995 saving, and they haven’t been built yet!
Not all our deals are super-flashy city centre apartments.
In November last year we secured a small number of off-plan, two-bedroom freehold houses within commuting distance of Sheffield – another one of our favourite investment hotspots.
These houses were priced at £170,000, but were able to negotiate an 11% discount, saving our clients £19,000.
We also managed to get flooring included within the price, shaving another £3,000 off the costs.
When you factor in a projected ROI of 5% and a gross yield of 6.75% you can see why they sold out in a matter of minutes.
